Winner of the 2025 HIA Southwest Renovation/Addition Project of the Year, this Eagle Bay renovation project by builders Adrian Zorzi saw what was originally a modest rammed limestone home transformed into a spacious and refined coastal retreat.
Positioned on an elevated site overlooking the ocean, the brief called for more space and a stronger indoor-outdoor connection. The home was stripped back to its shell and reconfigured into a luxurious four bedroom, five bathroom home with spacious new living areas and outdoor entertaining zones. The project also included a heated pool with automated cover, a 200m² shed, and extensive landscaping which now beautifully connects the residence to its natural surroundings.
The project showcases the skill of the Adrian Zorzi team – working with both challenging sites and the constraints of existing structures. In just eight months, the team delivered a complete refurbishment and expansion of the home that has been beautifully designed for modern family living.
Inside, the attention to detail is unmistakable. The shaker style kitchen pairs timber cabinetry with crisp white benchtops and a warm timber island bench, complemented by black architectural hardware for contrast. The same palette continues through the bathrooms, where cleverly integrated breeze windows promote natural airflow and enhance comfort throughout the home.
The material selection pays homage to the original limestone structure. Custom-laid timber flooring forms a unique pattern of intersecting boards, while commercial grade glazing with concealed stacker doors allows walls to disappear entirely, opening the interiors to sweeping views and ocean breezes.
Outdoors, granite quarried from the site has been hand-cut to form a rustic stacked-stone fireplace and staircase which connects the alfresco to the lawn. A motorised louvred roof, retractable flyscreens, and drop-down blinds ensure the space adapts effortlessly to the weather conditions, ensuring year round use.
