A Spanish revival residence of exceptional craftsmanship, House of Arches by Luxus is a masterful expression of European inspired architecture adapted for life in one of Perth’s most affluent enclaves. Designed by architect Philip Nikulinsky and featuring the work of local artisan trades, the home reflects the refined aesthetic of classic European architecture, re-imagined through a distinctly Western Australian lens. Drawing inspiration from traditional Spanish villas, arches feature extensively throughout the home, from architectural features to doors, windows and details found in balustrading and mirrors, this recurring motif gives House of Arches its unmistakable identity.
Throughout, handcrafted detailing combines with timeless materials that include sandstone, limestone and travertine, giving the home both texture and permanence. At the base of the structure limestone contrasts beautifully with the smooth rendered upper walls which are topped with handmade clay roof tiles imported from France by Carter Roofing.

Inside, every surface tells a story of skill and attention to detail. Flawless stone tilework meets the warmth of Tuart timber flooring, while coffered ceilings and soaring exposed-beam ceilings balance refined elegance with rustic charm.
The classic kitchen is a masterpiece of bespoke craftsmanship. Created by Cabinets by Dario, a curved island bench with brass inlays add a modern element to the classic cabinetry and marble surfaces. A built-in breakfast nook hugs a floor-to-ceiling window, framing the morning light, while custom joinery continues throughout every room, reinforcing the home’s artisanal narrative.
Spanning three levels, the main residence comprises four spacious ensuite bedrooms, a library, office, and formal and informal living areas. A six car garage with turntable and a wine cellar with brick ceiling occupy the basement level, connected by lift that servers all three floors. Complementing the main house is a two storey guest pavilion that includes its own ensuite, lounge and workshop ensuring privacy and comfort for visiting family and friends.
Many of the beams were repurposed from an old jetty, their weathered grain adding the rustic appeal of a traditional Spanish villa and enriching the home with history. Recycled brickwork and stone further enhance the tactile character, uniting the spaces in texture and tone.
Juliet balconies and wrought-iron balustrading feature extensively throughout the property, expertly fabricated by West Coast Metal Work, as do custom handmade steel window frames lending a sense of authenticity and craftsmanship reminiscent of Europe’s grand estates.
A stunning pond with water feature, handcrafted by the late great Steve Rapoff of ATDPC is a highlight of the home’s extensive landscaped gardens.
From the repurposed timbers and hand-laid tiles to the precisely formed arches and wrought-iron detailing, House of Arches is the culmination of passion, precision and artistry.
