Winner of the 2025 HIA Australian GreenSmart Sustainable Home of the Year, The Eco Barnhouse is a landmark example of sustainable architecture, located within the Witchcliffe Ecovillage – one of the world’s most sustainable residential developments, located in Western Australia’s Margaret River region.

Built by Tallwood Custom Built Homes, the project balances beauty, practicality, and purpose, embodying the ethos of the development where sustainability, design integrity, and community are the focus.

In order to meet the village’s strict environmental standards and achieve Liveable Housing Australia’s Silver Level, The Eco Barnhouse is 100% self sufficient in renewable energy and water – with an extraordinary 140% carbon offset verified through eTool TurboLCA software. Every element has been considered for efficiency and endurance, from its 10kW photovoltaic system connected to the village microgrid to a 100,000 litre rainwater tank, greywater recycling system, and high-efficiency heat pump that powers the home’s daily needs.

Net zero energy home

Eco village Australia

Designed by Coveney Browne Architects for a couple entering retirement, the home was conceived as a comfortable yet flexible dwelling that minimises its environmental footprint while being spacious enough for guests. The interiors are single-room depth to maximise natural light and cross ventilation, with north-facing living areas opening to a covered verandah and solar pergola that adapt to the seasons.

Passive cooling design

Constructed with rammed earth from local clay and a concrete slab for thermal mass, the home maintains a steady internal temperature year round with owners reporting a natural range of 19–23°C without artificial heating or cooling. Recycled and sustainably sourced materials, lowVOC finishes, and double-glazed uPVC windows further contribute to the home’s exceptional energy performance and tranquil atmosphere.

Witchcliffe Eco Village

The Eco Barnhouse in Witchcliffe Eco village draws inspiration from the rustic character of the region’s rural towns and wineries, expressed through high-gabled roofs, dark timber cladding, and natural finishes that create a sense of warmth and belonging. Surrounded by native gardens, productive vegetable beds, and views across the community landscape, the Eco Barnhouse stands as a model for carbon-positive living and the future of responsible Australian home design.
