When a renovation is executed at this level, it becomes very clear the owners made the right decision to rebuild rather than walk away from what was already an incredibly rare site, and this luxury Northern Beaches renovation by JJ Building is a perfect example of exactly that.
Perched directly on the eastern foreshore of Pittwater, this luxury Northern Beaches renovation transforms a storm-damaged residence into a contemporary waterfront sanctuary designed for relaxed multi-generational living. The original home had sat dormant for years following significant storm damage, however its position overlooking Pittwater was simply too special to abandon. Working alongside Richard Cole Architecture, the team undertook a substantial rebuild that retained the existing footprint and envelope where possible, preserving neighbouring views while completely reimagining the home for modern family life.
What immediately stands out throughout the project is the warmth. Despite the scale of the residence and its dramatic waterfront setting, the interiors feel welcoming, grounded and connected to the natural environment surrounding them. Extensive glazing captures uninterrupted water views from almost every room, while large timber stacking doors slide away entirely, opening the living spaces directly onto terraces and verandahs overlooking the bay. The connection to the water feels constant, with the ever-changing reflections and movement of Pittwater becoming part of the experience inside the home itself. From the main living areas, the outlook stretches across Pittwater towards Scotland Island and Lion Island, creating the sensation of floating above the water, with the bay feeling almost close enough to touch.
Timber becomes the defining feature throughout the home, adding softness and texture against the strong architectural lines. Referencing the original dwelling’s exposed Oregon frame, the upper level features exposed laminated hardwood portal beams that bring remarkable craftsmanship and visual warmth into the interiors, while spotted gum flooring flows throughout the residence, creating continuity between spaces.
The bespoke joinery by Fineworx Joinery plays a major role in shaping the atmosphere of the home, introducing rich detailing and tactile finishes that elevate the interiors without making them feel overly formal. This warmth continues through every level of the residence, softened further by the interior direction from Hare & Klein, where layered materials and natural tones help balance the home’s expansive glazing and waterfront exposure.
Constructed across multiple levels, the home accommodates six bedrooms, four bathrooms and three separate living zones designed to comfortably host extended family gatherings across generations. A lift provides access throughout all levels, ensuring the home remains functional long-term while still feeling relaxed and connected to its coastal surroundings.
The construction itself was exceptionally complex. Positioned on a steep wedge-shaped site with limited access, the build demanded significant coordination and craftsmanship throughout every stage of the project. Extensive sandstone retaining walls and detailed stonework by GK Stone Masonry help ground the home within the landscape, contrasting beautifully against the lighter floating roof structure above. The addition of a boatshed and rooftop spa positioned within the high tide zone further added to the technical complexity of the build.
Given the exposed waterfront location, material selection was critical. Barestone compressed fibre cement cladding, copper rainwater goods, sandstone flagging and spotted gum windows and doors were all selected for their durability and ability to weather naturally in harsh coastal conditions. Architectural Aluminium contributed to the extensive glazing systems throughout the home, while MJE Tiling and Modern Colour Painting helped bring refinement and consistency to the finished spaces.
While the home embraces openness and connection to the outdoors, it has also been carefully designed to withstand the realities of its western waterfront exposure. External translucent blinds concealed within custom pelmets protect the interiors from harsh reflected afternoon sun during summer, allowing the home to remain comfortable without compromising the openness of the design.
Beyond the craftsmanship and technical detailing, what makes Foreshore House particularly memorable is the feeling it creates. The combination of natural timber, soft light, expansive glazing and uninterrupted water views gives the home an atmosphere that feels relaxed and inviting. Whether opened completely to the sea breeze on a summer afternoon or sheltered during rough coastal weather, the home feels entirely connected to its environment.
Foreshore House stands as a powerful reminder that sometimes the most remarkable luxury renovations begin with the bones of something already extraordinary — requiring the right vision, collaboration and craftsmanship to bring it to life again.
