On a small triangular block between Leederville and Floreat, Perth-based architecture studio Proekt has delivered a home that turns constraint into opportunity. The land, crossed by easements that made more than half the site unusable, had long been considered unsuitable for a family build. Instead of seeing a problem, Proekt saw potential, creating a design that not only proved subdivision possible but produced a house filled with light, outlook and generosity.
The residence stretches across 342 square metres and manages to include everything a modern family needs, four bedrooms, an ancillary studio, three bathrooms, a family room, office, and open-plan living spaces anchored by a kitchen and scullery. Each zone has been carefully oriented to draw in northern light and frame views to the nearby Lake Monger, ensuring that even the most compact corners feel open and connected.
Cantilevers and clever massing allow the home to extend over service zones, reclaiming space and softening the irregular shape of the lot. What could have been awkward angles are instead opportunities for architectural expression, giving the house a sense of balance and poise.
The setting played an equally important role. This corridor of Perth is known for its mid-century character, and while Proekt’s approach is contemporary, the clarity of form and straightforward handling of structure carry a quiet echo of that architectural lineage. The home sits comfortably in its context, yet brings a fresh layer to the streetscape.
Working alongside Vision Surveys Consulting and Jay Sidhu, Proekt transformed a site many considered impossible into a highly functional and beautifully resolved home. It’s a project that illustrates not only the value of creative thinking but also the skill and professionalism of a studio able to navigate complex constraints without compromise. For Proekt, it’s another example of how talented architects can turn the most difficult briefs into places where families can truly live and thrive.
